The way to obtain a positive examination of your loan application can be extremely burdensome, but it is often the only chance to fulfill your dreams of your own apartment. Even if you have adequate creditworthiness and your own contribution has been deferred, you still need to collect a complete set of documentation that is necessary for the bank to consider your application.
The documents needed for a mortgage loan may differ slightly from bank to bank. The overview we have compiled will help you figure out how many documents you will need to apply for a mortgage.
These documents may have a specified period of validity from the moment of issue. Some of them also require the signature of specific persons or confirmation from the indicated office.
Due to their number, it is worth starting to collect documents for the mortgage well in advance. Check what cannot be missing in your mortgage application!
A Polish citizen who works in Poland or abroad, as well as a foreigner who permanently lives in our country, can apply for a mortgage in a Polish bank. In each of these cases, however, the bank will have slightly different requirements from the applicant. What personal documents should you present?
Personal documents for a Polish citizen:
ID card
additional photo ID confirming identity
possibly an abridged copy of the marriage certificate
possibly the child's birth certificate
Personal documents for a Polish citizen working abroad:
passport
additional photo ID confirming identity
contract of employment
contract of employment
tax returns for the last two financial years
a permanent residence permit abroad
possibly a work permit
certificate of employment and income on a bank print
Personal documents for a foreigner:
additional photo ID confirming identity
pesel number
a document that confirms the right of permanent residence in the territory of the country
To be able to apply for a mortgage, you must provide a certificate of the source and amount of your monthly income. The exact type of certification depends on the type of employment relationship or entitlement to benefits. What documents does the bank usually require to verify the sources of income?
Documents for people employed under an employment contract:
bank statement for the last three, six or even twelve months
PIT declaration - 37 for the last year
employment certificate or contract of employment
Documents for people on a pension or retirement pension:
a document that confirms the right to receive the benefit and specifies its duration
confirmation of the payment of the benefit for the last period, for example in the form of a bank statement
A mortgage loan is also available to people running a business. However, it requires the delivery of much more documentation related to the company being run. Here are the most important ones banks usually expect from applicants.
Documents for people running a business:
original ZUS certificate of non-payment of contributions, valid for thirty days from the date of issue
original certificate from the Tax Office for tax obligations, valid thirty days from the date of issue
certificate of entry in the Central Register and Information on Economic Activity
confirmation of granting the REGON number
confirmation of the assignment of the tax identification number (NIP)
PIT - 36 or PIT - 36L tax declaration for the previous financial year or two
Business bank statement usually for the last twelve months of operation
possibly a company deed
possible consent to conduct licensed activities
However, these are not all the documents you need to have when applying for a mortgage as an entrepreneur. Subsequent documents depend on the form of accounting carried out by your business.
For full accounting, you need:
balance sheet, profit and loss account for the previous financial year or two
balance sheet, profit and loss account for the last quarter of business
In the case of settlement in the form of a recorded lump sum:
certificate of after-tax income obtained in the last six months
revenue book or invoice records for the current period
a certificate obtained from the Tax Office with the amount of recorded revenues for the last two years of running a business or a copy of the tax declaration for the last two years confirmed by the Tax Office
In the case of settlement in the form of a tax card:
a copy of the decision issued by the Tax Office on the amount of the fixed tax in a given year
a statement of the amount of after-tax income obtained within six months
In the case of a settlement in the form of a book of revenues and expenses:
Book of revenues and expenses for the current and previous financial year
possibly information on depreciation write-offs
Another set of documents that you should provide are documents related to the property itself. Depending on whether you want to get a loan for the purchase of a building plot, real estate from the primary or secondary market, a loan for the construction or renovation of an apartment, the set of documents will be different. What kind of papers do you need to collect?
Documents for the purchase of a house or flat from the primary market:
preliminary contract concluded with the developer
an excerpt from the Central Land and Building Register
an excerpt from the land and mortgage register of the land on which the property stands
a legally binding decision on a building permit for a given plot
an occupancy permit or approval of the building for use without reservations by the competent authority, if the construction has already been completed
copies of the power of attorney granted to the developer's representatives
documents related to the developer or housing association from which you are purchasing the apartment
Documents for the purchase of a house or apartment from the secondary market:
preliminary contract confirming the will to buy the property, necessary to take out a mortgage to buy a flat
a copy of the property from the land and mortgage register
documents confirming the property rights of the seller
certificate from the cooperative related to the assignment
Documents for the purchase of a building plot:
preliminary contract confirming the willingness to purchase the real estate, necessary to take out a loan for a construction plot
an excerpt from the land and mortgage register of the building plot made no later than thirty days before the date of submission
documents confirming the property rights of the seller
a document confirming the own contribution, if such contribution is required
an extract and an excerpt from the land register made up to six months earlier
an excerpt from the local spatial development plan along with information on the purpose for housing development
possibly, a decision on zoning and land development, issued no later than six months before the date of submitting the loan application
Documents for building a house:
notarial deed of the plot on which the house will be built
an excerpt from the land and mortgage register of the building plot
construction project for inspection by the bank
building permit decision with a last resort clause
original cost estimate and work schedule issued up to thirty days before submitting the loan application
the first page of the construction log and all pages with entries
possible contracts with contractors
documentation prepared by a property appraiser
construction log for inspection by the bank
in the case of building a flat, additionally: an agreement concluded with the developer, the seller's registration documentation, a bank promise to separate the real estate without the burden of charges.
Documents of renovation or finishing of the property:
possible contract with the contractor
possible building permit, if required by the ongoing work
plot development plan, if required by the ongoing work
construction design for inspection by the bank, if required by the work carried out
Documents when renting real estate:
the current lease agreement
an excerpt from the land register or a notarial deed confirming the ownership of the property
a certificate from the Tax Office that will confirm the timely payment of the tax
